Dissecting Siamese's strategy: plunging into modular homes to strengthen the army

Competition in the real estate business is becoming more intense every day, forcing all entrepreneurs to speed up their adaptation in order to compete.

Kajornsit Singsansern, CEO of Siamese Asset, said the company has diversified its investment risk. Previously, it focused mainly on developing condominium projects. In November 2017, the company will launch the Siamese Kin project in the Ramintra area, in collaboration with Sekisui Chemical, the number 1 house building company in Japan, and SCG Heim. It consists of detached houses, small detached houses, semi-detached houses, and townhomes.

This project will be developed as energy-saving modular homes with an earthquake protection system, totaling 107 units with a project value of 1,000 million baht, priced at 6.38-20 million baht. Because it is developed in many units, a special price can be offered after a year of business negotiations.

The project will be on sale on VIP Day, November 11, and officially launched on November 18, 2017. Currently, 1,500 customers have been notified, with a promotion for 30 houses including freebies such as solar systems and energy storage systems that can store 10 kW of electricity for 4-5 hours. It also features a home automation system that can be checked via mobile phone. Construction has already begun on 30-40 units.

The Siamese Kin project is divided into 12 large 2-story detached houses, size 350 sq.m., on 87-106 sq.w. of land, priced at 17 million baht from an actual price of 20 million baht. There are 31 small 2-story detached houses priced at 12.6 million baht from 14-15 million baht, with 200 sq.m. of living space on 61-74 sq.w. of land. There are 28 semi-detached houses on 35-42 sq.w. of land with 182-188 sq.m. of living space, priced at 7.9 million baht from 9 million baht. Lastly, 36 townhomes on 20-53 sq.w. with 145 sq.m. of living space, priced at 5.80 million baht from 6.38 million baht.

For this project, the company bought the land 6 years ago and used the cost price to develop 17 rai, aiming to build the Siamese Kin brand with quality, with plans for 2nd and 3rd projects to follow.
